Any other activities related to the property and rentals (for example, but not limited to: managing arrival/departure, handling issues during the stay, managing cleaning before the tenants’ arrival and after their departure, the condition of the house and its accessories, furniture and furnishings, provision of linen) are managed directly by the owners orby personnel chosen by the owners; all these aspects are not the responsibility of the Agent, and the Agent has no liability concerning these aspects.
Arrivals and departures: Arrival, departure, and stay at the property are managed directly by the owners or by trusted personnel of the owners. The check-in and check-out times are those specified in the contract.
The cleaning of the property (both before check-in and after check-out) is managed by trusted personnel of the owners. All these aspects are not the responsibility of the agent, and the Agent has no liability concerning these aspects.
The amounts related to cleaning costs, arrival/departure management, security deposits, linen, etc., indicated in the property listing on the websites and in the contract, are not the responsibility of the Agent. These costs are paid directly to the owners or the owners’ trusted personnel. All these aspects are not the responsibility of the Agent, and the Agent has no liability concerning these aspects.
Linen is usually not provided in the properties. It can be supplied by the owners (linen owned by them) or by third-party suppliers. All these aspects are not the responsibility of the Agent, and the Agent has no liability concerning these aspects.
We take care to ensure that the information and photos on the website are up-to-date; therefore, all photos and descriptions may be modified or removed without prior notice. Photos, descriptions, lists of amenities, etc. are for informational purposes only and does not constitute a contractual obligation. The property owners may make changes to the structure and its accessories and equipment even at the last minute; therefore, we cannot guarantee the complete accuracy of the information and photos present on the site and assume no responsibility for the truthfulness of the information declared and provided by the owners. The rental contract binds only the Landlord and the Tenant. The Agent is a third party concerning this contractual relationship and is in no way and under no circumstances responsible for everything related to its performance.
The Tenant expressly releases the Agent (as the latter is not a party to the rental contract) from any liability for direct or indirect damages suffered during the rental for facts not caused by the latter but arising from fortuitous events, force majeure, malicious or negligent acts of third parties.

The Agent’s commissions are included in the published prices.
Water consumption is included in the rental fee.
The house do not come equipped with sheets/towels. It is possible to rent sheets and bath towels; see the information “services on request” on the property listings. Please specify at the time of booking.
Malfunctions or breakdowns in systems must be reported to the trusted personnel of the owners who handled the check-in. The response times and resolution of malfunctions are subject to the timing of the technicians.
The Agent acts on behalf of the owners in the context of summer rentals for tourist use, thus signing contracts in the name and on behalf of the property owners.
The tenant is responsible for the house during the rental as they contractually become the tenant and is subject to the legal obligations arising therefrom.
The Agent is not responsible for direct or indirect damages to persons or property that are not directly attributable to it.
For any disputes, the court of Cagliari is competent.
For check-in and check-out at times different from those specified in the contract, higher amounts may be requested for managing arrival/departure.
All activities, excursions, and experiences proposed in the “Activities” section are carried out, managed, and organized by companies, societies, or associations completely independent from Casa Zaffico Chia. Casa Zaffiro Chia has no responsibility regarding the aforementioned excursions, activities, or experiences.
Regarding services carried out, managed, and organized by companies, societies, or associations completely independent from Casa Zaffico Chia, such as, for example, but not limited to: tennis courts, golf courses, etc., we cannot know whether they will be open and usable. The distance from the beach indicated on the property listing is not measured by us. The owners measure the distances from the sea using Google Maps or the car’s odometer; the distance cannot therefore be precise to the meter.

How to book
Contact us by phone or email, or by filling out the specific information request form available on the listing page, indicating your desired period. We will confirm or deny the availability for the indicated period.
If the availability is confirmed, we will send you the contract to sign and the bank details for the bank transfer. From the moment of sending the contract and the bank details, we will hold the property for you for 24/48 hours. Confirmation deposit – as per the civil code – it is non-refundable in case of cancellation.
Within 24/48 hours from our sending of the email containing the bank details for the deposit and the contract, a payment of one-third of the rental price (the exact amount will be communicated along with the bank details and payment reference) must be made as a confirmation deposit. If we do not receive the signed contract and the bank receipt for the deposit transfer within 24/48 hours of sending the bank details, the agreement is not finalized, the option automatically expires, and the property will be officially considered free and available for rental. If only the contract or only the receipt is sent within 24/48 hours, the agreement is not finalized, the option automatically expires, and the property will be officially considered free and available for rental.
After making the bank transfer, please send us a copy of the receipt via fax or as an email attachment. Upon receiving the receipt, the property is booked, and its status will be immediately changed to “booked”.
If the transfer is not made and the receipt is not sent within the established time frame, the property will be considered available for rental again.
The balance payment will be due thirty days before the arrival date. We will ensure to send you a reminder and all information related to your arrival. Of course, for bookings made less than a month before arrival, the conditions are different.
If you prefer to book online, it is possible through sites like Vrbo, Airbnb, etc. The prices on these portals are higher than the prices for a direct booking. We plan to implement the online booking service on this site as well.
For bookings made through direct booking portals ad Vrbo, Airbnb, etc., different procedures may apply compared to those applied in direct bookings between the tenant and the Agent. Also prices are different.
We recommend booking air or sea transport only after our final confirmation.
